EXECUTIVE, LEASING (UE2) Job Summary Leasing Executive is responsible for implementing leasing strategies for both existing and upcoming projects. This role focuses on sourcing, evaluating and securing quality tenants to improve occupancy rates, strengthen the retail mix and maximize rental income. Key responsibilities include conducting lease negotiations, preparing tenancy documentation, management of tenant prospects and coordinating with internal departments to ensure smooth and efficient leasing operations in line with Management's direction. Job Accountabilities Proactively identify, evaluate and secure suitable tenants to ensure retail spaces are optimally occupied and contribute to a strong overall occupancy rate. Manage leasing activities including canvassing, cold calling, walk-in, site roving, direct outreach via email/ social media/ WhatsApp, online research, market scan marketing, site presentations and tours. Highlight key features of retail spaces and handle leasing enquiries via email, phone and walk-ins. Lease retail units within approved budget, ensuring optimal tenant-brand fit to enhance the retail mix and drive rental performance. Negotiate rental and commercial terms in alignment with Management's guidelines. Oversee lease renewals by engaging with existing tenants and reviewing sales and payment trends. Ensure timely and accurate preparation of all leasing documentation, including application forms, Letters of Offer (LOO), Tenancy Agreements (TA), renewals and amendments, in full compliance with company Standard Operating Procedures (SOPs). Provide support for tenancy terminations and distress proceedings as directed by Management Validate tenant documents and manage the signing process and deposit collection for new leases according to the timeline. Collaborate with the Legal and Tenancy Department on tenancy clause revisions, including special cases and defaults. Assist Credit Control with outstanding payments and tenancy-related debt collection. Prepare timely reports, decks and papers. Support leasing related meetings documentation and approvals as per authorization limit. Maintain and update prospect databases, tenant profiles and waiting lists to support future leasing needs. Foster positive relationships with prospects and tenants, resolve leasing-related issues promptly. Conduct regular market surveys to identify retail trends, competitors and new brand opportunities. Liaise with internal departments (e.g. Tenancy Admin, Fit-Out, Finance, Operations, Placemaking, Project, etc.) for end-to-end lease handover and execution. Any other related tasks that may be assigned from time to time. Minimum Essential Qualifications & Technical Competences Formal Education Diploma or Bachelor&aposs Degree in Real Estate, Property Management, Business Studies, Marketing or an equivalent combination of education, training and experience in related industry. Professional certifications in real estate or leasing are an added advantage. Work Experience Two (2) years or more relevant working experience in related fields preferably in management of related retail leasing, com-mercial property/ mall or real estate management. Experience in tenant sourcing, lease negotiation, documentation and coordination with internal departments. Familiarity with property leasing practices, retail market trends, and tenancy laws. Proficiency in Microsoft Office (Word, Excel, PowerPoint); knowledge of leasing/property management systems is a plus. Skills / Knowledge/ Qualifications Possess strong negotiation skills, pleasant personality and pro-active attitude. A team player with excellent interpersonal and communication skills. Proficient in English and Bahasa Malaysia (spoken and written); additional languages are an advantage. Highly organized with strong time management skills and atten-tion to detail.
