Job summary We are seeking a leasing senior executive to manage the leasing operations of our commercial buildings, residential units and event space. The candidate will be responsible for sourcing new tenants, negotiating lease terms, managing lease renewals, and maintaining strong relationships with tenants, event planners, and other stake holders. The ideal candidate should have at least 5 years of working experience in commercial leasing. Event space leasing or event management experience would be an added advantage. This is an on-site role, job location is on Jalan Imbi. Detailed job description is as follows: 1 To assist Manager in the leasing, marketing and lettings of office spaces, land, residential units, retail lots, etc, including market survey as and when required and negotiating rental rates with tenants per management guidance. 2 To liaise with the Company's solicitors for preparation and sign-off of tenancy agreements and to enforce performance of tenancy agreements whenever necessary, including preparation/sign-off of tenancy's Letter of Offer. 3 To liaise with tenants on matters pertaining to tenancy renewals, rent reviews and other enquiries or any problems encountered during their terms of tenancy, including handling tenants' queries, feedbacks & complains. 4 To work with property agents on renting of properties, including liaising with consultants, service contractors, utility providers on landlord/tenancy matters. 5 To handle hand-over & take-back of rental units including communication with tenants, accounts/operations staff, etc. on all required units key management, tenancy/renovation deposits, tenancy utilities follow-up, etc. 6 To work with maintenance & security team to ensure tenancy house rules are observed relating to tenant's renovation works, tenants' move-in & out, etc. 7 To assist the Manager to liaise with the relevant authorities / statutory bodies in respect of the renewal of permits and licences, etc., including quarterly leasing update to DBKL, payment of authorities fees in system, tenant's compliance to authority requirements (especially Bomba, DBKL, JKKP, etc) 8 To arrange and advertise availability for our event spaces. 9 To arrange viewings for our event spaces, and upon agreement coordinate with stakeholders such as caterers, suppliers, event planners, chefs, part time wait staff etc. 10 Generally, to assist the manager in the daily operational activities related to servicing of the group's properties. 11 To perform any other duties that may be delegated by the Manager or Executive Director from time to time, including working with group & associate companies staff on matters relating to property management, documentation, authorities & utilities matters, etc. 12 To assist the Manager in proper financial administration including budgetary/ cost controls, getting comparative quotes & renewing of service contracts. 13 To coordinate with the Manager to ensure proper performance of maintenance services contract and generally to keep and maintain the Company's properties to a high standard. 14 To review and maintain rent registers to ensure that all rentals are promptly collected monthly.
