
Senior Executive / Assistant Manager, Leasing

- Identify and evaluate strategic retail sites for new store openings.
- Conduct site visits, feasibility studies, and trade area assessments.
- Build and maintain strong networks with landlords, developers, and agents to secure prime opportunities.
- Negotiate new leases, renewals, and rent reviews to secure favourable terms.
- Implement cost-optimisation measures, including rental restructuring and space utilisation planning.
- Review and ensure lease agreements protect company interests and provide operational flexibility.
- Liaise with local authorities, including BOMBA, Ibu Pejabat Polis, and local councils, to obtain and renew business licenses, second-hand goods licenses, and other operational permits.
- Coordinate with internal teams to ensure timely submission of documents and compliance with local regulations.
- Maintain accurate records of all lease agreements, key dates, renewal options, and financial commitments.
- Monitor lease expiries and initiate renewal or relocation discussions well in advance.
- Provide recommendations on underperforming locations, including relocation or closure strategies.
- Monitor retail rental trends, competitor activities, and market developments.
- Prepare market insights and recommendations for management decision-making.
- Possess basic understanding of property and automotive insurance policies.
- Coordinate with insurance providers and internal stakeholders to ensure adequate coverage and compliance.
- Assist in claims-related documentation where required.
- Work with Operations, Marketing, and Finance to ensure property strategies support business objectives.
- Partner with Project teams to deliver store openings on schedule.
- Liaise with Legal for tenancy documentation and regulatory compliance.
- Bachelor's degree in Real Estate, Business Administration, Marketing, or related field.
- 3-5 years' experience in retail leasing, tenant representation, or site acquisition.
- Strong knowledge of lease negotiations, cost optimisation, and licensing processes.
- Familiarity with local authority requirements for retail operations.
- Basic understanding of property and automotive insurance.
- Must be able to travel outstation independently.
- Proficiency in MS Office and lease management tools.
- Strong negotiation and influencing skills.
- Financial acumen for cost analysis and rental benchmarking.
- Excellent stakeholder management and relationship-building skills.
- Knowledge of regulatory and licensing requirements for retail operations.
- Results-driven, proactive, and able to work within tight deadlines.
