Job Purpose To assist the Head of Project Management in executing initiatives such as establishing new cost centers, overseeing renovation and relocation projects, and managing maintenance and repair works, while also assisting the Mechanical & Electrical Services (M&E) Management Section to ensure efficient operations and customer satisfaction within available resources. Key Responsibilities Leading some of key projects which included renovation of premises for establishment of new cost centre / branch / HPC upgrading of existing cost centre / branch and establishment of offsite ATMs or kiosks; Re-organization / Consolidating of interior office space planning at all Affin Bank / Affin Islamic Bank Branches and AHIB nationwide; To lead and consult business users on their requirement and limitation for any renovation works; To collect essential data on infrastructure, on site measurements for purpose of producing layout plans; To design layout plan for business user for managements approval; To undertake tender exercise which include processes of cost estimation; production of tender documentations (Specification i.e BQ & Drawing) and schedule of rates. Conduct tender briefing for contractors and carry out evaluation/recommendation of tender for Tender Committee concurrence and approval purposes; Key Liaison with related Building Managements / Local Authority / Architect Consultants / M&E Engineer Consultant to start renovation works; To closely monitor execution of projects which include coordination, monitoring, supervision and liaising with contractors, consultants and business units to ensure timely completion of renovation works inclusive of final defects inspection upon completion of the projects; To undertake cost savings exercises where applicable to achieve optimized results in renovation exercises; To ensure all related / required payments to consultants / contractors / vendors are timely and accurately executed; To prepare approval memo for top management reviews / concurrence / approval for appointment of vendor. Skills/ Knowledge Holds a Bachelor's degree in Engineering, Architecture, Interior Design, Building Management, or Quantity Surveying, with preferred experience in building management or the construction industry Proficient in administrative tasks, office coordination, and quantity surveying, with strong skills in cost estimation and project management methodologies Skilled in AutoCAD drafting and technical drawing, with hands-on experience in design software including Adobe Photoshop, Canva, and Illustrator Demonstrates strong leadership and planning abilities, capable of executing delegated tasks efficiently and guiding teams toward successful project completion A collaborative team player with excellent communication and interpersonal skills, adept at coordinating with multiple stakeholders to ensure smooth workflow and timely delivery.
