- Serve as the primary point of contact for partners and tenants, managing day-to-day relationships and resolving operational issues promptly.
- Provide comprehensive support in all areas of Tenant Management, assisting the Leasing Manager with leasing-related activities to secure and monitor the occupancy levels across the company’s properties.
- Oversee the seamless operation of the mall, ensuring it runs efficiently and effectively.
- Manage and track tenant sales submissions (with an average compliance rate of 95%), ensuring timely system updates.
- Maintain an up-to-date Tenant Relations Management database and an organized filing system for all tenants, including sales data, licenses, permits, insurances, agreements, and other key correspondences.
- Coordinate and distribute work orders to relevant departments, ensuring all tenant requests and requirements are fulfilled efficiently.
- Proactively report, monitor, and follow up on tenant complaints, collaborating with the relevant departments to ensure timely resolution.
- Support Operations by recommending appropriate actions when tenants fail to adhere to the mall’s House Rules, agreements, or other required manuals.
- Work closely with other departments to enhance tenant performance, tenancy management, and leasing operations.
- Foster and maintain strong relationships with stakeholders to ensure tenant retention and attract prospective tenants to grow occupancy rates.
- Collaborate with Tenant Admin (SO) to track document signatory status and coordinate the timely submission of required documents.
- Obtain necessary approvals for tenant closure applications, including festival closures and early closures for company events.
- Coordinate mailbox key distribution for new tenants and handle requests for key or lock replacements.
- Prepare essential information and reports for tenant meetings.
- Certificate, Advanced Diploma, or Degree in Real Estate, Marketing, Business, or other related fields.
- Minimum 2-3 years of experience in Shopping Centre Management, Leasing, or Tenant Coordination.
- Specialization in property/real estate or equivalent experience is an advantage.
- Strong analytical skills and proven ability to handle challenging situations with a customer-oriented approach.
- In-depth knowledge of the retail market and industry trends.
- Familiarity with strata management will be an added advantage.
- A team player with excellent organizational, management, and interpersonal skills, who pays attention to detail and excels in a fast-paced environment.
