- Verify the accuracy of tenant data entered in the SAP system to ensure compliance with the first schedule of the Tenancy/License Agreement and the collection of security deposits prior to generating monthly rental billings.
- Manage the preparation of Billing, Collection, and Aging Reports on a monthly basis for Management/Landlord review in the SAP REM/YARDI System, ensuring prompt payments and reducing the aging of debts for assigned accounts.
- Expedite and follow up on the collection of rentals from tenants to achieve an average monthly rental collection.
- Effectively manage bad debt recovery to minimize bad debt provisions, thereby reducing revenue loss and supporting management reporting.
- Conduct follow-ups and site visits (as required) to tenant premises to request outstanding rental payments, issue reminders, Letters of Demand, and Notices to Quit to reduce the aging of debtors.
- Prepare reconciliations of tenant accounts against manual records and AFD records in cases of disputes to identify discrepancies and expedite issue resolution.
- Process refunds of security deposits for terminated/withdrawn Tenancy Agreements to ensure compliance with the Tenancy Agreement.
- Prepare monthly collection and aging reports for Management review and propose actions for Management consideration and approval.
- Prepare the yearly budget, BSC, and KPI reporting for departmental submission to Management.
- Maintain customer relationships and ensure that any queries, complaints, or disputes affecting payment collection, payment arrangements, contra, and credit adjustments are resolved.
- Bachelor's Degree in Real Estate, Estate Management, Property Management, Land Administration, Finance, Accounting, Business Administration, or equivalent.
- Proficiency in verbal and written Bahasa Malaysia and English.
- Strong communication, presentation, and report writing skills.
- Understanding of the commercial real estate market, legislation, laws, and other real estate policies and procedures.
- Professional qualifications from recognized professional bodies are an added advantage.
- 2-3 years of working experience, with at least 1 year of experience in Credit Control & Collection, especially in the Property Development Industry.
- Knowledge of the SAP-REM System and YARDI System.
