Role Overview The Assistant Manager, Sales (Property) supports the Senior Manager, Sales in driving property sales performance, managing pricing strategies, and overseeing customer engagement. The role includes supervising sales teams, coordinating documentation, and analyzing market data to optimize pricing and promotional offers. ???? 1. Sales Strategy & Target Achievement Assist the Senior Manager, Sales in developing and executing sales strategies to achieve company sales goals. Monitor sales performance (weekly/monthly/quarterly) and implement corrective actions where necessary. Manage and maintain a sales pipeline of prospective clients, leads, and opportunities. ???? 2. Customer Engagement & Closing Engage with high-value clients to understand needs and present tailored property solutions (or product offers). Negotiate terms and close deals within pricing and margin guidelines. Provide support during the contract/Sales & Purchase Agreement (SPA) process, including documentation and payment schedules. ???? 3. Sales Operations & Administration Supervise day-to-day sales team activities, including booking processes and CRM updates. Oversee preparation and accuracy of sales documentation (SPAs, official receipts, booking forms, etc.). Maintain accurate records in systems such as IFCA, Salesforce, or equivalent. ???? 4. Team Leadership & Coordination Guide and mentor sales executives or coordinators. Act as the point of contact between sales, marketing, finance, and legal departments. ???? 5. Sales Reporting & Market Analysis Generate regular sales reports (pipeline updates, performance dashboards, sales conversion metrics). Track and report competitor activity and pricing shifts. Provide insights for management presentations and product strategy meetings. ???? 6. Stakeholder Liaison Work with banks/financiers, agents, legal advisors, and external partners to support the sales process. Ensure timely follow-up with buyers, agents, and internal departments to avoid delays in conversion or documentation. ????7. Compliance & Risk Management Ensure compliance with internal pricing policies, authority matrices, and audit requirements. Support due diligence processes for sales contracts and customer onboarding. ???? Qualifications Education - Bachelor&aposs Degree in Business Administration, Marketing, Sales, Real Estate, or related field. - A Diploma with strong sales experience may be accepted in some cases. Certifications - Optional: Sales/Marketing certifications (e.g., Certified Sales Professional, Real Estate Negotiator license). - Familiarity with IFCA systems, CRM tools, or property-specific systems is an advantage. ???? Experience Years of Experience - 4-6 years in sales roles, with at least 1-2 years in a supervisory or assistant managerial position. - Experience with pricing models, discount structures, and cost-profit analysis. - Worked cross-functionally with marketing, legal, finance, and customer service. - Experience in coordinating with sales agents or external partners. - Familiarity with IFCA, PropertyX, Salesforce, Power BI, Excel dashboards, or similar tools. - Strong reporting experience: sales reports, booking forecasts, and competitor analysis. ????Skill Strong negotiation and communication skills Analytical mindset for pricing and margin management Team leadership and mentoring capability Customer-focused with good problem-solving skills Comfortable in a fast-paced, target-driven environment Proven track record of meeting/exceeding sales targets.
