About The Role: The General Manager of Real Estate Development will lead the strategic planning and execution of 7-Eleven Malaysia's store expansion and property portfolio management. This role is responsible for driving new store acquisitions, managing tenancy renewals, and optimizing the real estate footprint to support sustainable growth while ensuring operational efficiency and cost control. Additionally, the position oversees store administration functions to guarantee smooth operations and regulatory compliance across all locations. Strong collaboration with internal teams and external stakeholders is crucial to maximize site potential and align real estate activities with the company's overall business objectives. Responsibilities: Strategic Real Estate Leadership Lead the development and execution of the real estate strategy to support business growth, focusing on site selection, acquisitions, and portfolio expansion based on market data and competitive insights. Use market analysis and demographic trends to identify the best opportunities that align with the company's long-term goals. Manage rental costs and risks carefully to ensure sustainable and profitable growth. Portfolio Growth & Market Expansion Identify and evaluate new store locations to maximize return on investment and strengthen brand presence. Negotiate lease terms and agreements to secure favorable conditions and key market positions. Work closely with marketing, operations, and finance teams to ensure smooth and timely store openings. Lease & Tenancy Strategy Manage lease renewals and tenancy agreements to secure important store locations and reduce risks. Address lease expirations and landlord issues proactively to keep stores running without disruption. Portfolio Performance Optimization Regularly review property performance to improve occupancy, profitability, and overall value. Lead decisions on closing or relocating stores to keep the portfolio aligned with market changes and business needs. Team Leadership & Stakeholder Relationships Lead and develop the real estate team to deliver strong results. Build and maintain positive relationships with landlords, developers, legal advisors, and industry partners. Represent the company at industry events to strengthen market presence and partnerships. Cross-Department Collaboration Work closely with other departments to align real estate plans with overall business goals, improving efficiency and results. Governance & Compliance Oversee all necessary licenses, approvals, and regulatory requirements for new and existing stores. Manage important administrative tasks like reporting security incidents, handling utilities setup, and ordering store supplies to support operations. Strategic Support Provide advice and insights on real estate matters to senior management to support decision-making and business planning. Take on additional projects and tasks as assigned to help drive the company's success. Requirements: Bachelor's degree in Business Administration or any equivalent. MBA or Master's degree preferred Minimum of 8 to 10 years of managerial experience in real estate development, ideally within the retail or convenience store sectors. Demonstrated success in strategic site acquisition, lease negotiations, portfolio management, and leading high-performing teams. Excellent negotiation, communication, and interpersonal skills. Well-established network of contacts within the Malaysian real estate industry, including landlords, developers, and key stakeholders.
